A mild-mannered landlord finds an avenger in an eccentric realtor who helps him win justice over horrible neighbors, evil tenants, and an adulterous wife.

SYNOPSIS:

Schoolteacher TONY RAZZO, late 30s, is working on his psychology Ph.D. When wife, CINDI, runs off to Hawaii at Thanksgiving, Tony’s hires realtor ESTHER ABRAMS, a gravely-voiced, sixty-something ex-army officer, to sell two properties he bought before he was married. But. . .

Tony’s trashy renter, TAFFY, won’t move, so he hires a lawyer to evict her. The judge, however, is the mother of lawyer’s jilted ex-fiancée. Tony ends up paying all of Taffy’s moving costs.

Once Taffy’s gone, neighbor LES, a G.I. Joe wannabe, starts scaring off perspective buyers with pseudo military routines. Tony pays Les to cease routines, but the neighbor on the other side, REVEREND SLADE, a conman just released from prison, also starts scaring away buyers. Tony ends up paying him off, too.

Just when Tony thinks everything’s resolved, Taffy and her new boyfriend lease the house directly behind Tony’s rental. Their antics are also frightening buyers. Soon, Les and Slade resume their shenanigans.

Meanwhile, Tony’s having problems at work with his spiteful boss, MARTY, because Tony didn’t use Marty’s wife as his realtor. JIM and DAVE, Tony’s pals, try to run interference, but to no avail. And when Cindi and beau return and lock Tony out of his house, Tony tries to break in but gets arrested by a cop/former student whom he flunked several years earlier.

As this all unfolds at home, Tony’s mountain cabin keeps getting robbed. Esther drives up to investigate and finds the sheriff’s involved, forcing neighbors with criminal records to fence the loot. Meanwhile, Esther falls for GUS, a pilot who owns a local charter service. Gus’ business is failing and the bank’s about to repossess his plane. So Esther devises a plan to help Gus AND, in the process, save Tony from those making his life miserable. She concocts a scam where the troublemakers win a free Champagne/hors d'oeuvres tour over scenic Deer Valley. She plans to slip Gus a Mickey just before the flight and pilot the trip herself. But in the airport diner moments before takeoff, she has second thoughts.

As she and Gus visit the restroom, a mysterious figure approaches their booth and pours something in Gus’ coffee. They return, finish their java, then Gus heads out to the plane. The passengers board. Gus shuts the door, winces and heads for the terminal. A short while later, the plane is taxiing. . . with Esther at the helm.

Once airborne, Esther bails out. Plane crashes, troublemakers perish, and Gus collects the insurance. But Esther can’t imagine how Gus became sick as she wasn’t the one who slipped him a Mickey. She visits Tony Christmas Eve and learns he’d figured out her plan. Fearing she might get cold feet, he slipped Gus the Mickey, hoping that once Gus was already drugged, Esther would follow through.

They smile and toast each other.
